This is a loan that is used to either purchase or re-finance a property that is going to be let out to tenants.
Buy to let mortgages are slightly different to ordinary mortgages as there tends to be higher fees to pay, higher interest rates, a minimum deposit to pay (25% of the property’s value) and most are interest only meaning that there is a lump sum to pay at the end of the mortgage term.
Some mortgages are portable and can be transferred to the new property that you are moving to. However, sometimes it is not quite as straightforward as it seems because you need to reapply for the mortgage and you may not qualify if your circumstances have changed or the lenders criteria has changed.
The property may be more expensive and you may need to borrow more, however, the lender may not allow this if you have already borrowed close to the maximum and if they do, you may be tied into poor interest rates.

A remortgage is when you change the mortgage you currently have on your property, either by switching it to a new lender, or by moving to a different deal with your existing lender. This generally occurs when you come out of your fixed term to avoid early repayment or exit fees.
Many of our clients remortgage to pay a cheaper rate of interest therefore reducing their monthly payment.
